All India House Price Index (HPI) for Q2: 2024-25 [Data PDF]

The Reserve Bank of India (RBI) has published its quarterly House Price Index (HPI) (base year: 2010-11=100) for the second quarter of 2024-25. The index is based on transaction-level data sourced from registration authorities in ten major cities. Key Highlights:

  • All-India HPI Growth:
    The all-India HPI recorded a year-on-year (y-o-y) increase of 4.3% in Q2 2024-25, up from 3.3% in the previous quarter and 3.5% in the same period last year.
    • Growth trends varied significantly across cities, with Bengaluru reporting the highest growth at 8.8%, while Kanpur witnessed a decline of (-2.0%).
  • Quarter-on-Quarter (q-o-q) Trends:
    On a sequential basis, the all-India HPI saw a marginal decline of 0.1% in Q2 2024-25.
    • However, cities like Ahmedabad, Lucknow, Kolkata, and Chennai recorded q-o-q increases in house prices during this period.
