4,812 housing projects suspended in Maharashtra for non-compliance [Check List]

There is a big news for the real estate sector in Maharashtra. The Maharashtra Real Estate Regulatory Authority (MahaRERA) has taken strict action against builders who have failed to follow rules. Since July, registrations of 4,812 housing projects have been suspended and their bank accounts have been freezed. This strict action has been taken as the developers did not update the status of their projects or apply for an extension of timelines, despite repeated reminders from the regulator.

The highest number of suspended projects are in Pune (1,219 projects), followed by Thane (535), Raigad (465), Mumbai suburban (438), and Palghar (377).

Now, these builders cannot sell or transfer flats until compliance is restored. Penalties of up to ₹50,000 has also been imposed on developers. While projects are on hold, they cannot be fully deregistered since many homebuyers may already have booked flats. Builders remain responsible for completing the projects, but they cannot take new bookings or sign fresh agreements until they follow the rules.

MahaRERA began this crackdown in December after finding that 10,773 projects had lapsed without updated timelines. Some developers responded and submitted details, reducing the number of lapsed projects to 4,812, but those who failed to respond now face suspension.
