About Knowledge Realty Trust REIT IPO

Knowledge Realty Trust is the largest office real estate investment trust (REIT) in India based on its Gross Asset Value (GAV) of Rs 619,989 million as of March 31, 2025. It is also the second-largest office REIT in the world by leasable area.

As of March 31, 2025, the company’s portfolio includes 30 top-quality (Grade A) office properties covering a total of 46.3 million square feet. This includes 37.1 million square feet of completed space, 1.2 million square feet under construction, and 8 million square feet planned for future development.

The portfolio consists of 6 offices located in city centers and 24 business parks. These properties offer various modern amenities such as multi-cuisine food courts, exclusive clubs for members, indoor and outdoor sports facilities, medical clinics, daycare centers, and other health and recreational services.

The company’s properties are located across six major Indian cities—Hyderabad, Mumbai, Bengaluru, Chennai, Gurugram, and GIFT City in Ahmedabad. As of March 31, 2025, the committed occupancy rate across the portfolio stood at 91.4%.

Knowledge Realty Trust has a wide variety of tenants, including well-known multinational companies, Fortune 500 firms, Global Capability Centers (GCCs), and top Indian corporates.

Its main strengths include being India’s largest office REIT by both GAV and Net Operating Income (NOI), having properties in key markets, maintaining high-quality infrastructure with excellent amenities, a well-diversified tenant base, and strong tenant relationships that support stable occupancy.
